Check Out Report

Inventory report

An inventory is a complete listing of decoration, fixtures and fittings and furniture. The report will list each and every item that makes up the property from the colour of the living room walls, to the number of forks in the kitchen. High resolution digital photos of each room provide an overview, and additional images highlight items of value, and interest.

 

Check In Report

A Check-in provides a comprehensive description of the condition of the property at the beginning of the tenancy, noting any marks, defects and damages. Meter readings are taken along with a list of all keys to be released to the tenants. High resolution photos are taken throughout. All descriptions and photographs are then added to the inventory to form a complete inventory check in report. 

The tenant can choose to attend this appointment to meet the inventory clerk on the day the tenancy commences. If the tenant chooses to attend,  we would walk the tenants through the property, highlighting any issues, with them. 

It's not essential for tenants to attend the check in appointment.

The complete inventory check in report will be sent to all parties to be reviewed regardless of attendance. 

Once the report is received, all parties will have 5 days to review the report any make any comments should they wish to do so.

 

At the end of a tenancy, the inventory clerk will attend the property for the check-out appointment made with the tenant to compare the condition to that on the inventory and check-in reports. Each room in the report will have an overview, photographs and a detailed description of any changes that have occurred in the property. The clerk will determine if the tenant is liable for any damages or deterioration or whether it can be attributed to fair 'wear and tear'. The clerk will collect the keys from the tenant and take final utility meter readings.

Interim Inspection

Interim or mid-term inspections are a great way to keep in touch and remain informed of the condition of the property during the tenancy. The inventory clerk will record the cleanliness and condition of the property at the time of inspection. The report will include high resolution digital photographs.

Reports can be sent out for electronic signature to Landlord and Tenant or their representatives.
