Why do I need an inventory?

Its all about the deposit ...

... our reports are impartial, comprehensive and independent.

As of the 6th April 2007, all deposits taken by landlords under Assured Shorthold Tenancies (ASTs) in England and Wales must be protected by a tenancy deposit protection scheme. Landlords must not take a deposit unless it is dealt with under a tenancy deposit scheme.

All deductions from deposits now require explanation. It is therefore advised that an impartial, comprehensive and independent inventory is compiled.

This should ensure that you avoid any dispute at the end of the tenancy and can provide justification for deducting the cost of any damage.

With more importance being placed on inventory, check-in and check-out reports by the tenancy deposit schemes, it is vitally important that this documentation is as detailed as possible. There is no better person than a well trained inventory clerk to report and inspect a property with the professionalism and accuracy that is required.
